The first step to improving your vacation rental is to carefully review guest reviews. These comments are a goldmine of information that can help us identify both strengths and areas that require attention. Do guests mention that the kitchen could be better equipped? Or perhaps the beds are not as comfortable as they could be? Noting these details and planning improvements can make a big difference.

Common Weaknesses and How to Address Them

1. General Maintenance

Ensure everything is in perfect working order. This includes everything from fixing leaky faucets to updating old or inefficient appliances. Functionality is key for a good review. Additionally, regulations require that travelers have access to information and instructions on the operation of appliances or other devices required for their correct use.

2. Furniture Comfort

Furniture should be comfortable and in good condition. Invest in good mattresses, sofas, and chairs that invite guests to relax. Remember that medium-firm mattresses are most suitable, so they do not seem too hard or too soft to travelers.

According to regulations, beds must measure at least 80×190 cm if single and 135×190 cm if double. The property must have a wardrobe or space designated for clothing for every four places, with an adequate number of hangers.

Divan beds and mattresses with a minimum thickness of 18 cm must be in good condition and present a uniform level of resistance across the entire surface. Also check that the bedding, blankets or duvets, and pillows are well-preserved according to the occupancy of the property and remember to always have at least one replacement set of bedding.

3. Deep Cleaning

Cleanliness is one of the aspects most criticized by travelers. Do not skimp on this aspect; a deep clean can greatly improve the guest’s perception of your accommodation.

4. Technology and Connection

A fast and reliable Wi-Fi connection is essential. Make sure the signal is strong in all areas of the accommodation. Also, check other essential devices for the traveler’s good stay such as television, air conditioners, thermostats, etc.

5. Housing Provision

According to regulations, accommodations must have a first aid kit, as well as the installation of some type of smoke detectors near the kitchen and a fire extinguisher. You must also have tourist information about the area, leisure areas, restaurants, food shops, nearest parking to the property, existing medical services in the area, urban transport means, and a map of the locality in the property.

The kitchen must have a minimum of two burners, an oven or microwave, and a refrigerator; of utensils adequate for the accommodation capacity (dishes, cutlery, glassware, pans, pots, serving utensils, corkscrew, opener, scissors, can opener, and colander); of small appliances (blender, toaster or grill, juicer, and coffee maker); of storage furniture; of utensils and a cleaning products kit with a minimum content of a scouring pad, cloth, towel, and cleaning gel; trash bags; clothes dryer, iron, and ironing board; and selective waste separation with the corresponding informative detail.

The bathroom will be equipped with at least a toilet, sink, bathtub or shower tray, hand soap, gel, shampoo, a hand and bath towel per person, non-slip floors in showers and bathtubs, a washable bath mat, mirror, towel hangers, additional roll of toilet paper, toilet brush, power outlet next to the mirror, shelf, hair dryer, and sanitary bin.

If you have a temporary tourist use property on different portals, you must have your home insurance and the included Civil Liability coverage that will allow you to have the protection you need in case of accidents in your property that may inadvertently affect third parties, related to accidents, breakdowns or incidents or the generation in the property of damages by fire or water.
