In this article, we clearly and simply explain what the new Unified Rental Registry is, who needs to complete it, and why it is mandatory if you have a holiday or seasonal rental property.

What is the Unified Rental Registry?

Since January 2, 2024, the Royal Decree 1312/2024 has been in effect, which regulates the creation of the Unified Short-Term Rental Registry and the Digital One-Stop Shop to centralize information on tourist accommodations across the country.

Who does it affect?

This new registry is mandatory for all properties rented for short stays or seasonal use, meaning those that do not constitute the tenant’s primary residence. This includes:

  • Holiday Homes (VUT)

  • Rural Tourist Accommodation Homes (VTAR)

Starting from July 1, 2025, all properties must be registered in this registry to be listed on platforms such as Airbnb, Booking, or other online channels.

📌 Important: This new registry does not replace the Andalusian Tourism Registry, but rather complements it. Even if you are already registered with the Junta, you will also need to complete this new process.

How do you complete the Unified Rental Registry process?

The process is carried out online through the Electronic Headquarters of the College of Registrars of Spain, and to access it you will need a digital certificate or electronic ID.

Steps to register:

  1. Sign up as a subscribed user on the platform.

  2. Complete the Short-Term Rental Registration Number Assignment Form.

  3. Submit the required documentation electronically as per the regulations.

  4. If everything is correct, you will receive the Rental Registration Number (RRN), which will be recorded as a marginal note on the property’s land registry.

⚠️ Don’t leave this procedure to the last minute. If your registration is delayed, your property may be removed from booking platforms.
